Overview
The Medium Plan is widely accepted by building departments and HOA's for residential permitting purposes when a non-certified plan is allowed. Our medium detail plans include existing structures, trees, driveway, pool, and other major features while excluding details such as landscaping, paths, and parking spaces. If you have a vision for a non-existing structure on your property, we also provide the option to add it to the plan. This type of plan is the most common and essential document needed for obtaining building permits.
Uses
The medium detail plan has various uses when it comes to obtaining permits for your property. Some typical uses would be adding a deck, fence, or shed to your property. Demolitions permits for swimming pools, structures, barns, sheds. Short term rental permits. Your building department will advise you as to when a non-certified site plan is acceptable.

Before utilizing our service, it is essential to confirm with your local building department that they do not require your site plan to be prepared by a surveyor, architect, or engineer. It's important to note that we are a drafting firm and our plans do not include stamps, seal or signature.
